Terms and Inspection Conditions
Scope of Selected Service
The inspection is limited to the property specified in the order or service proposal and the selected services. Official Record Review and Advanced Technical Inspection are offered in addition to the Basic Technical Inspection service.
Inspection Method and Access
Inspections are carried out in areas that are safely accessible and observable on the date of inspection. Breaking, dismantling, drilling, excavation, and opening of enclosed structural elements are not included in the scope. Sections that remain behind furniture or coverings and cannot be accessed will be noted in the report.
Conditions on the Date of Inspection
The report reflects observations and measurements at the time of inspection. It cannot be guaranteed that all hidden, intermittent, or issues that only appear under specific usage and weather conditions will be detected. The absence of a finding does not mean that the relevant section is completely flawless.
Operation of Systems
Functional checks are performed provided that the necessary electricity, water, and other energy connections are available, devices are ready for use, and safe operating conditions are met. Checks are limited to normal user controls. Systems that cannot be operated or checked, and the reasons for this, will be noted in the report.
Limitations of Thermal Camera Inspection
The thermal camera displays temperature distribution and differences on surfaces; it does not directly show what is behind walls, flooring, or coverings. Findings are evaluated within the framework of the technical specifications of the device used, the nature of the surface, and inspection conditions. This method alone does not verify the integrity of insulation, water or air tightness, the exact location of a leak, or numerical energy performance.
Conditions Suitable for Thermal Inspection
Indoor and outdoor temperature differences, solar effect, wind, precipitation, the condition of surfaces, and the operating time of heating/cooling systems can affect thermal evaluation. When sufficient evaluation conditions are not met, the limitations of the relevant check will be explained in the report. If deemed necessary, re-inspection under different conditions is recommended.
Limitations of Moisture Measurements
Moisture measurements are interpreted in line with the measurement method and capacity of the device used and the properties of the material being measured. Measurements show the condition at accessible points; they do not definitively determine the source, depth, or spread of moisture within the structure on their own. Additional research or expert examination is recommended when necessary.
Official Records and Documents Provided by the Customer
The Official Record Review is conducted based on the property information and documents provided by the customer and records accessible within the scope of necessary permissions or authorizations. The customer is expected to provide accurate property information, relevant documents in their possession, and necessary authorizations. Access to institutional records and the provision of documents depend on the practices and access permissions of the relevant institution.
Document Deficiencies and Currency
The source and date (if available) of the examined documents will be noted in the report. Documents that are inaccessible, incomplete, or whose currency cannot be verified will be explained separately; unverified matters are not considered verified. Records may change after the inspection date. The inability to obtain a document is not interpreted as the document not existing or the property being non-compliant.
Comparison of Records and Current Status
The comparison is limited to accessible documents and features observable on-site. Unless agreed upon separately, detailed surveying, cadastral measurement, boundary determination, and official verification of area measurement are not included in the scope. Identified discrepancies are reported; finalizing their administrative or legal consequences may require evaluation by the relevant institution or expert.
Operations Requiring Special Expertise and Official Control
This service does not constitute an earthquake performance analysis, structural system safety assessment, risky building detection, soil survey, real estate appraisal report, or legal opinion. It does not replace inspections and compliance certificates from authorized bodies regarding electricity, natural gas, fire, and elevator systems.
Common Areas and Reporting
Common area inspections are limited to the visible conditions of areas included in the service scope and for which necessary access permission is provided. Findings detected in the report, inspection constraints, and recommendations for additional inspections deemed necessary will be stated. Repairs, implementation, and subsequent checks are to be agreed upon separately.
